Our Message to Landlords and Agents

You will know from experience that, regardless of your best efforts, it can take some time for empty shops to be let. Meanwhile the unit is likely to sit vacant for at least a couple of months.

This can put it at risk from squatters and vandals.

Plus it will be subject to the empty business rates charge. This may only be 50% of the usual cost. However it soon starts to add up.

We can solve these and other problems for you by our occupying the unit as a short term, smart and professionally run charity shop.

Please rest assured that our occupation can be easily arranged. All it really has to take is a couple of phone calls.

Frankly, all you need is our signature on our ready-made licence agreement or Tenancy at Will If you later need to change your mind, for whatever reason, that is no problem.

It is our risk completely . Simply give us 48 hours notice and we will leave the property in a tidy state, without any fuss.

You can rest assured of this because we have run our highly successful temporary charity shops operation for several years. During this time we have opened and closed over 200 shops without problem.

It is in our interests to ensure our reputation is spotless. We move in and out of vacant units quickly.

We have excellent references (please see below).

Our standard 2 page licence agreement is heavily weighted in your favour and has been used by many landlords - both large and small. (We also have a draft Tenancy at Will should you prefer).




SUMMARY OF ADVANTAGES

We cover the empty business rates charge.

We give security from squatters and vandals. This can save you hundreds of pounds a week in security costs.

Your incoming deal is protected and there's no risk of your management time taken up by unnecessary legal proceedings.

There is also no risk of your suffering the considerable legal costs of eviction proceedings - apparently these can add up to £4000 or more.

We look after the property for you

We keep the rats and pigeons out.

You get protection from unchecked leaks etc at no cost.

Agents can save valuable time required for attended viewings by causal enquirers. We can look after viewings during trading hours with only a quick call.

The premises don't deteriorate into the usual tatty bill poster display, with the front door used as a public lavatory. (The resulting mess can surely only put you on the back foot when it comes to negotiating?)

We keep the shop looking smart and tidy.

You might even strengthen your negotiating position because the high levels of charity shop browsers that a prospective tenant will see makes the unit look much more attractive than if it were empty.

Viewings by incoming tenants and contractors are made much easier.

Everyone will know where the keys are at all times - saving time and effort plus money on expensive locksmiths.

We ensure a straight handover with the incoming tenant or builders ie there is no chance of squatters intervening during the day or two the unit is vacant - as so often happens.




HEADS OF TERMS

We cover the empty business rates charge

We pay for all utilities (and possibly service charges)

We vacate on 48 hours notice (possibly sooner if necessary).

We have a no-fuss 2 page Licence Agreement which has proved acceptable to many landlords in the past.

Each party covers their own legal costs.

No right of tenancy under the Landlord and Tenant Act 1954 is granted or implied.
